*Please note that a 48-hour lead time is required for this service.
All gas appliances and flues must be inspected annually by an appropriately qualified Gas Safe registered engineer. This check is necessary to ensure the safety of your tenants and employees. After completing it, our engineers will provide you with a Gas Safety Certificate containing information on each inspection performed.
Certification info
A CP12 certificate proves that a landlord has met the legal requirement to test the gas appliances in their rental property for safety.
You are required by law to ensure that each rental property has a valid CP12 certificate, also known as a gas safety certificate, if you are a landlord.
Without a valid CP12 certificate, you violate your obligations, so it makes sense to familiarise yourself with the process, legal requirements, and other pertinent information of the CP12 gas safety certificate.
All our engineers are fully trained and Gas Safe Registered.

- Payment Terms: Orders below £300 must be paid in advance.
- Cancellation Policy: You can cancel up to 48 hours before your scheduled visit for a full refund. Cancellations made less than 48 hours in advance are non-refundable, as we've allocated engineers and resources to your job.
- Access Requirements: Engineers must have access to the premises at the scheduled time. If access is denied or no one is available to grant entry, full payment for the service is required to cover allocated resources.
- Appointment Times: Booking times are guide times (AM/PM) due to potential London transport delays and job extensions. We aim to meet these times and will communicate any necessary adjustments.
Please ensure availability for engineer access and note that while we strive to adhere to scheduled times, flexibility helps us maintain service quality.
